How much does this cost me?

There is no upfront cost to you. We cover 100% of the agreed-upon renovation expenses. At closing, those costs are repaid from the proceeds of your home sale. Our standard real estate commission is also paid at closing, just like a traditional listing. All pricing is clearly outlined before any work begins.

How long will all of this take?

Timelines depend on the scope of work and permitting requirements, but most projects take between 3 and 8 weeks of active construction once materials and crews are scheduled. During your assessment, we provide an estimated schedule based on the specific updates recommended for your home.

What kind of work do you actually do?

We focus on improvements that have the greatest impact on buyer appeal and appraised value, such as paint, flooring, lighting, kitchens, baths, exterior curb appeal, and basic repairs. During your walkthrough we’ll prioritize projects with the strongest return on investment and avoid overspending on low-impact work.

Do I have to move out while the work is done?

Not always. Many clients stay in the home during lighter cosmetic updates. For larger projects, it can be more comfortable to relocate temporarily. We’ll talk through options and set expectations so you can plan ahead.

What happens if the home doesn't sell?

Our goal is to position your home to sell at market value. If market conditions change or your plans shift, we’ll work with you on next steps. The specifics are outlined in our agreement so you understand the terms before any work begins—no surprises.

When and how do you get paid?

We’re paid at closing, after the home sells. Our renovation costs and fees are itemized on the closing statement and deducted from the proceeds — so there are never surprise charges or out-of-pocket checks along the way.
